The difference between this and foundation repair
Worth clearing up first, because the terms get used loosely. Mudjacking and slab jacking lift flatwork — concrete that carries little or no structural load. Driveways, approaches, sidewalks, patios, porch slabs, pool decks, garage floors, warehouse floors. Underpinning with piers lifts and supports the structural foundation of a building. They are different trades using different equipment, and a contractor who offers to mudjack your house foundation back into level is describing something you should decline.
That said, sunken flatwork is frequently the first visible symptom of the drainage problem that is going to reach the house next. A driveway approach that has dropped is telling you that the fill beneath it washed out or consolidated, and whatever caused that is happening a few feet from your slab edge.
Why flatwork sinks in Lubbock
Most of it comes down to what was under the concrete when it was poured. Fill placed against a foundation wall or in a utility trench and not compacted properly will consolidate for years afterward. Add water moving through it — from an irrigation line, a downspout, a bad grade — and the fines wash out and the slab loses its bearing.
The city's rainfall pattern makes this worse in a specific way. Long dry stretches let the soil under flatwork shrink and open small voids; then a heavy summer thunderstorm delivers a large volume of water in a short time onto ground that cannot absorb it fast enough, and that water runs into the voids and moves material. The concrete does not fail. The support under it does.
Cement slurry versus polyurethane foam
Traditional mudjacking drills holes an inch or two across through the slab and pumps a slurry of sand, cement and water underneath under pressure. The slurry fills the void and lifts the slab. It is proven, it is generally the cheaper option, the material is heavy, the patched holes are visible, and cure time is measured in hours.
Polyurethane foam injection uses much smaller ports — around five-eighths of an inch — and injects a two-part polymer that expands and lifts. It weighs a fraction of what slurry weighs, which matters if the reason the slab sank was weak soil in the first place. It sets in minutes, so you can drive on it the same day, and the holes are far less noticeable. It costs more.
For a driveway approach or a garage slab where you need the vehicle back on it, foam usually wins. For a large area of sidewalk or a patio where cost matters and appearance does not, slurry is often the sensible call.
What the day actually looks like
It is quicker than people expect. The crew maps the void, marks a grid of injection points across the sunken section, and drills. Slurry ports run an inch to two inches across; foam ports are closer to five-eighths of an inch. Material goes in under pressure at the lowest point first, filling the void before any lift begins, and the operator watches the slab surface with a level or a laser as pressure builds. The moment the concrete starts to rise, the readings drive the work — you stop at the target, not when it looks about right.
Then the ports get patched. Slurry holes stay visible as grey circles that weather in over a year or two; foam ports are small enough to disappear into a broom finish. Cure time is the other difference: cement slurry wants hours before it takes traffic, while polyurethane sets in minutes and a driveway can generally be driven on the same afternoon.
A competent operator will refuse to keep pumping past a certain point. Over-lifting a panel cracks it, and pushing material into a void that has no boundary just fills the ground under your neighbour's driveway at your expense. If someone is injecting without measuring, that is the signal to stop the job.
Why Lubbock flatwork sinks where it does
There is a pattern to which slabs drop around here, and it is not random. The trouble spots are almost always places where the ground was disturbed and then covered with concrete: utility trenches running under a driveway, the backfill against a foundation wall, the approach where a driveway crosses from the street onto private property, and the strip along an alley where services were run.
Trench backfill is the usual suspect. Material dug out and shovelled back in is looser than what was there before, and it keeps consolidating for years. Lubbock's alley-and-grid street layout means a great many properties have utilities crossing under the drive at a predictable point, which is why so many local complaints are specifically about the approach rather than the middle of the slab.
The caliche in the subsurface plays a part too. Where a cemented layer sits close to the surface, water moving through the soil above it cannot drain downward and instead travels sideways along the top of the hardpan — carrying fines with it and depositing them somewhere else. The result is erosion that is horizontal rather than vertical, which is why a void under a slab can turn out to be fed from a source ten or fifteen feet away rather than from directly above it.
When lifting is the wrong answer
If a slab is broken into multiple pieces with significant differential movement between them, lifting it just gives you the same broken pieces at a different height. Badly spalled or crumbling concrete does not become sound concrete by being raised. And if the void underneath is being actively fed by a leaking water line or a drainage failure that has not been corrected, the slab will sink again — this time with your money in it.
The order of operations is: find the water, fix the water, then lift the concrete.
