Slab Foundation Repair in Lubbock, TX

Nearly every house built in Lubbock since the middle of the last century sits on a slab poured directly on the ground. When the ground under one part of it moves and the rest stays put, the slab has to bend, and concrete is bad at bending.

How a slab fails here

Slab-on-grade foundations are not designed to span. They are designed to sit on soil that supports them uniformly. Once support disappears from under one region — a corner, an edge, the middle — the slab becomes an unintentional beam, and it cracks wherever the tension exceeds what the concrete and its reinforcement can take.

In Lubbock the two failure shapes show up in a fairly predictable rhythm. Edge lift happens when the perimeter soil takes on water — a broken irrigation line, a downspout dumping at the foundation, a flowerbed graded back toward the house — and swells while the covered interior soil stays where it was. Center lift, or the reverse, center settlement, happens when the interior dries and consolidates under the slab while the perimeter is kept damp, or when the perimeter dries hard during a drought stretch and drops away from the edges.

The caliche layer changes the math

This is the part that separates Lubbock work from Dallas or Houston work, and it is worth understanding before you agree to a pier price. The ground under the city is Blackwater Draw Formation windblown sediment sitting over the Ogallala Formation, and the Ogallala carries indurated caliche — calcium carbonate cemented into a hard layer. Several of the soil series mapped around here, Arvana among them, have a cemented petrocalcic horizon within twenty to forty inches of the surface.

Caliche is not a bad thing to found on. It is dense and it does not swell. But it complicates driving piers, because a pier driven to refusal on a caliche shelf has not necessarily reached competent bearing beneath the shelf, and drilling through it takes different equipment and more time than punching through soft clay. A contractor who quotes a per-pier price without asking anything about depth is quoting a Dallas number for a Lubbock hole.

Underpinning methods you will hear about

Pressed concrete pilings are cylindrical segments hydraulically driven under the grade beam using the weight of the house as the reaction. They are common and comparatively inexpensive. They rely on the pile stack staying aligned, which is more of a question in layered ground.

Steel push piers are hollow steel sections driven the same way, and they can generally be driven deeper and through harder material than concrete segments. They cost more per pier.

Helical piers are screwed in rather than driven, which means installation torque can be recorded and correlated to capacity, and they do not need the house's weight to install. They are the usual answer for lighter structures, additions, and porches that cannot generate enough reaction load.

Drilled bell-bottom piers are cast in place with a widened base. They take longer and disturb the yard more, and they are a reasonable choice when the design calls for a large bearing area at a specific depth.

Which one is right is an engineering decision, not a sales decision, and it depends on what the soil profile does under your particular lot.

Lifting is not always the goal

Homeowners often assume the objective is to put the floor back where it started. Frequently it is not. Recovering full elevation on a slab that has been down for years can crack drywall, break tile, shear plumbing lines and pop trim loose across the whole house. A great deal of competent repair work targets stabilization — stopping further movement and recovering part of the elevation — rather than a perfectly level floor.

The Texas Section of the American Society of Civil Engineers publishes guidelines on evaluating and repairing residential foundations that engineers here work from. If a contractor promises a dead-level floor with no cosmetic consequences, that promise is worth asking hard questions about.

Permits and plumbing

Structural foundation work in the city requires a permit, and the City of Lubbock will not issue a permit to a contractor who has not registered with the building official. Registration requires the contractor to show general liability coverage of at least $100,000 or post a $20,000 compliance bond. That registration is one of the few things about a Texas foundation contractor you can independently verify, so it is worth asking for.

Separately: lifting a slab moves the pipes cast into it. A post-repair plumbing test — usually a static hydrostatic test — is the standard way to find out whether a drain line cracked during the lift. Skipping it is how a foundation repair turns into a slab leak six months later.

Questions to ask before signing

  • What depth are you expecting to reach, and what happens to the price if you hit caliche shallower or deeper than that?
  • Is a Texas Professional Engineer specifying the pier layout, and will I get the sealed report?
  • Are you registered as a contractor with the City of Lubbock building official?
  • How much elevation are you targeting, and what cosmetic damage should I expect at that amount of lift?
  • Is a post-lift plumbing test included, and who pays if it fails?
  • What exactly does the warranty cover, is it transferable, and who honors it if you close?
