Post-Tension Slab and Cable Repair in Lubbock, TX
If your house was built in the last few decades there is a real chance the slab is held in compression by steel cables running through it. That changes everything about how it gets cut, drilled, repaired or underpinned.
What a post-tension slab is
A conventional slab is reinforced with steel bar cast in place, doing its work passively when the concrete tries to move. A post-tensioned slab contains high-strength steel strands inside plastic sheathing, laid out on a grid before the pour. After the concrete cures, those tendons are pulled to a specified tension with a hydraulic jack and locked off at anchors around the perimeter. The result is a slab held in permanent compression, which lets it resist the tensile stresses that crack a conventional slab.
The system works well, and it is a sensible design choice on soils that move. What it also means is that your slab contains steel under very high tension, and that steel is not where you would guess.
Why this changes what a contractor can do
Cutting a post-tension tendon releases that tension violently. A cable can whip through concrete, and people have been seriously injured this way. It is also a structural event — the slab loses design capacity in that region, and the anchor pocket can spall or blow out.
This has practical consequences for ordinary jobs. Coring the slab for a plumbing repair, drilling for an anchor bolt, saw-cutting for a bathroom remodel, driving piers under a grade beam — every one of those needs the tendon layout established first. On a well-documented house the original tendon plan is available. On most houses it is not, and locating cables means ground-penetrating radar or a comparable scan before anyone touches the concrete.
This is a real risk in Lubbock specifically because a large share of the newer housing stock on the south and southwest sides of town, out through the Frenship and Lubbock-Cooper school districts and the subdivisions built since the mid-2000s, went in with PT slabs. Homeowners frequently do not know.
How to tell whether your slab is post-tensioned
Most homeowners have never been told, so here is how to find out without paying anybody.
Look around the perimeter of the slab, and particularly in the garage where the concrete is usually exposed. Post-tension anchors are set at the slab edge and the pockets get patched after stressing, so you are looking for a regular series of small round or oval patches, often slightly different in colour from the surrounding concrete, spaced a few feet apart. On some houses the cable ends were trimmed and are still faintly visible in the centre of each patch.
Many builders also left a warning — a stamped notice or a small plaque, again usually in the garage, saying the slab is post-tensioned and must not be cut. If your house came with construction documents, the foundation plan will say outright, and it may include the tendon layout, which is worth its weight in gold if you ever remodel.
Rough era guidance helps but is not proof: post-tension slabs became common in Texas residential construction over recent decades and are widespread in newer subdivisions, while older housing is far more likely to be conventionally reinforced. Era is a hint. The anchor pockets are evidence.
If you cannot establish it either way and work is planned, treat the slab as post-tensioned until a scan says otherwise. That assumption costs you a scan. The opposite assumption can cost considerably more.
Plumbing under a post-tension slab
This is where most homeowners meet the issue for the first time, because a slab leak is far more common than a broken tendon.
Under a conventionally reinforced slab, a plumber facing a leak has two options: break through the slab from above to reach the pipe, or tunnel underneath from outside the house. Breaking through is usually cheaper and quicker.
Under a post-tension slab, breaking through stops being routine. Every core, every saw cut and every jackhammer entry has to be located clear of the tendons, which means scanning first and accepting that the access point goes where the cables allow rather than where the pipe happens to be. Sometimes there is no workable opening in the right place at all.
That pushes a lot of post-tension repairs toward tunnelling — excavating a tunnel beneath the foundation from outside and working on the pipe from below without touching the concrete. It costs more and takes longer, but it leaves the slab intact, and on a post-tension foundation that is frequently the sensible trade.
The practical advice is to raise it before the work starts, not after. When you call a plumber about a suspected slab leak, tell them you believe the slab is post-tensioned and ask how they plan to gain access. A plumber who has done this work will answer immediately. One who has not is a reason to keep calling.
What actually goes wrong
Corroded or broken tendons. Water reaching a strand through a damaged sheath or a failed anchor pocket corrodes the steel and it eventually fails. A break relieves tension across that whole tendon's length.
Anchor blowouts. The edge concrete around an anchor spalls and lets go, usually visible as a crater in the slab edge, sometimes with the cable end protruding.
Accidental cuts. Almost always a remodel or a plumbing repair that went in without a scan.
Under-tensioning during construction. Rare, and typically discovered later when the slab performs badly for its design.
How repair works
Repairing a tendon is specialty work. The general approach is to expose the damaged length, splice in new strand with a coupler system rated for the load, re-stress to the specified force with a jack, and reseal the anchor and the sheathing so water stays out. It requires an engineer's involvement and crews who do this specific work — not every foundation contractor does.
Underpinning a PT slab is likewise its own problem. Pier placement has to work around tendon runs, and lifting a slab in compression distributes stress differently than lifting a conventionally reinforced one. Sealed engineering direction is not a nicety here.
Under the Texas Engineering Practice Act, specifying repair for a foundation is the practice of engineering and requires a Professional Engineer licensed by the state board. On a post-tension slab that requirement stops being a formality and starts being the thing keeping the job safe.
Before anybody cuts your slab
- Find out whether the slab is post-tensioned — check for anchor plates or a plaque in the garage, or the original builder plans
- If it is PT, require a cable scan before any coring, cutting or drilling
- Ask whether the plumber or remodeler has done work on a PT slab before
- Get engineering direction in writing before pier placement is decided
- Report and address any visible blowout at a slab edge — do not just patch over it
- Keep the tendon layout with your house documents once somebody maps it
